Do you know what your home is actually worth? A lot of people don’t, and we get it. Most folks hop on Zillow or Realtor.com, pull up an algorithm’s guess, and assume that number is close enough. The problem is that those sites have never set foot inside your home.

Online estimates miss what makes your home yours. Zillow and Realtor.com don’t know that you remodeled the kitchen, added a bathroom, or finished the basement into a family room. They’re running an algorithm on data pulled from the internet, not walking through the home you’ve actually lived in and improved.

An online estimate can’t see the condition of your home or the upgrades you’ve made since the last public record, which is why that number can be off by quite a bit on a home that’s been updated.

Twin Cities home values have leveled off. From April 2025 to April 2026 in the 7-county Twin Cities metro, home values held fairly steady, according to data from the Minneapolis Area Association of Realtors. After years of climbing, that kind of plateau is a real shift, and it’s one more reason a stale online number may not reflect where you actually stand today.

The market has changed for buyers and sellers. For so many years, sellers were in control of just about everything. That’s evened out. We’re seeing a more balanced market now, and buyers have more say than they’ve had in the last 15 years, to be perfectly honest.
