What keeps homes from selling in summer? Picture this: You listed your home expecting it to sell quickly, but it’s been weeks and you’re still waiting. No offers. Fewer showings. A growing sense of frustration. Many homeowners are realizing that the summer 2025 market isn’t what it was earlier this year.

More homes are hitting the market and buyers have more options. And with interest rates still high, they’re being more selective. The good news is that there are clear reasons homes sit and practical ways to turn things around.

Here are three things you can do to sell quickly and for the best price this summer:

1. Check your price. It’s essential to ensure that your home’s price aligns with today’s market conditions. What may have been a competitive price in the spring might not hold true now. As we transition into July and August, the real estate market typically slows down.

During this time, buyers are keen to finalize their purchases before the school year begins, but they’re also becoming increasingly selective. This means that accurately assessing your home’s value is more important than ever. If your price doesn’t reflect current trends, you could be missing out on potential buyers.

2. Fix the things that turn buyers off. Minor fixes and updates can make your home more appealing to potential buyers. If you’re not willing to invest a little time and effort into improving your home, you need to be realistic about your pricing. With high interest rates, buyers are already stretching their budgets, and they’re unlikely to consider a property that requires repairs.

3. Update your marketing strategy. A strong online presence is essential. Buyers may never take the next step if your listing has basic photos and no video. Ask your agent about professional photography, video walkthroughs, and social media promotion. If your agent isn’t willing to invest in high-quality photography or develop a comprehensive marketing plan, it might be time to reconsider your choice.

“This isn’t 2021. It takes more than a sign in the yard to sell a home today.”

Let me share a story to illustrate this point. A friend of mine had a client whose house had been on the market for months. Frustrated with the lack of interest, they decided to switch agents and contacted me.

I listed the home at the same price but focused on using professional photography and a strong marketing strategy. In just five days, we sold the house. This experience shows that good marketing is no longer optional; it’s expected.

Look for someone who can demonstrate their marketing successes and has a proven track record of success. Take the time to research and find an agent who will put in the necessary effort. When you do, the results will speak for themselves.

If your home has been sitting with little interest, now is the time to act. A few focused changes can make a real difference. I’d be happy to take a closer look and give you a custom plan to help your home get the attention it deserves. Contact me at (612) 961-9448 or Mark@MarkCallenderHomes.com.
