Buy or Sell in the Twin Cities Now or Wait Until 2027

Whether to buy or sell today or wait until 2027 is the question we hear more than any other these days. A few sellers we met with this year were getting ready to list but decided to hold off until 2027.

That question tends to raise a few follow-ups. We’ll usually ask whether you’re ready to sell and whether your situation calls for a move in 2026. From there, timing depends on when you’re ready and how comfortable you are selling and buying in this market.

Buyers are taking their time. Homes are sitting on the market longer than they used to. A few years ago, a home could come off the market so fast that buyers had about a day to decide. Today they have far more flexibility to tour more homes and weigh their options.

Even with interest rates still above 7%, buyers are still out there. At that rate, they want to be sure they’re getting the right house.

Sellers need patience and the right price. If your situation means you need to sell in 2026, we’ll come out to your house and put a plan together with you. Go in knowing your home may not sell for two or three months.

Home prices are still rising even with higher rates. We’re seeing that a home priced right from the start sells in a good amount of time.

Expect buyers to ask for concessions. Buyers are asking for more concessions than they used to. One example is a 2-1 buydown that lowers their interest rate. Some offers are also coming in $10,000 to $20,000 under asking. Both are negotiating points we can work through together once an offer comes in.

Buyers have more control right now. On the buying side, you’re in control. There’s much more inventory than there has been, and we’re happy to send you the latest numbers on today’s market in the Twin Cities whenever you’d like them.

The market shifts day by day. Every market and city is different, and changes happen daily rather than over six months. What was true three weeks ago may not hold today.
